The following chart shows all single family home sales reported to Rim Association of Realtors from January 1, 2008 to May 31, 2008 broken down by month compared to last year for the same periods.  Additionally by month, I have listed for you current pending activity.  These are the homes that are under contract... have sold, but not yet closed escrow.

Overall the data shows that the market is down 26% on the number of closed transactions year to date as compared with the same period last year.  The market is down only 6% on pending business.

The good news is that starting May for closed business and April May for pending business the market outpaced last years figures.  What this is telling me is that the market is rebounding.
