The following chart shows single family home sales on the mountain reported as sold to the Rim Associaion of Realtors from January 1 to May 31 for 2009 through 2012. What the data reveals is that in comparison to previous years, the mountain is experiencing a greater number of home sales. 2012 vs. the lowest year 2009 the market saw an increase in transactions by 38%.
Median price declined steadily over the last 4 years booking a decline of 9% from 2009 to 2010, 10% from 2010 to 2011, and slowed to a 4% decline from 2011 to 2012. What this data indicates is that prices appear to be stabilizing. We watch the market very closely and it is our best guess that if we are not currently at bottom, we are very close to it based upon the statistics. Some areas of California are beginning to see some modest appreciation in prices. Unfortunately we have not yet experienced that, but it may not be far off.
Based upon other economic factors, our market should experience a flat appreciation for the next few years with slight appreciation expected.
